How long does a roof last in Florida?
In Florida, plan on about 15–20 years for an architectural shingle roof, 20–30 years for a concrete tile roof system and 35–50 years for standing-seam metal. That is shorter than national charts suggest, because heat, UV, humidity, salt air and hurricanes all shorten roof life here.
Florida roof lifespan by material
| Material | Typical FL life | Range | InterNACHI FL chart |
|---|---|---|---|
| Architectural shingle | 15–20 yrs | 12–25 yrs | 15–20 |
| 3-tab shingle | 12–15 yrs | 10–18 yrs | 10–12 |
| Concrete tile (roof system) | 20–30 yrs | 18–35 yrs | 80+ (tile only) |
| Clay tile (roof system) | 25–35 yrs | 20–40 yrs | 80+ (tile only) |
| Standing-seam metal | 35–50 yrs | 25–60 yrs | 17–20 (disputed) |
| 5V-crimp metal | 25–35 yrs | 20–45 yrs | — |
| Modified bitumen (flat) | 12–18 yrs | 10–20 yrs | 10 |
| TPO (flat) | 12–18 yrs | 10–20 yrs | 10–12 |
Two notes on the table. Tile itself lasts far longer than a tile roof: InterNACHI's Florida chart gives clay and concrete tile 80+ years, but the underlayment, flashings and fasteners beneath the tile give out first, and they decide when the roof is replaced. Eagle Roofing, a Florida tile maker, tells owners there is "a shelf life on those components." For metal, the InterNACHI Florida chart's 17–20 years is disputed by inspectors as too low for modern standing seam; we treat it as a floor, not the typical life.
Why do roofs wear out faster in Florida?
- Heat and UV. Heat speeds up the chemical breakdown of roofing, and UV oxidizes asphalt (Berdahl et al., 2008). InterNACHI's national chart puts it plainly: "Hot climates drastically reduce asphalt shingle life." Its standard chart gives architectural shingle 30 years; its Florida chart gives 15–20.
- Shingles come unsealed. A University of Florida field study of 27 naturally aged Florida shingle roofs found partial unsealing of the adhesive strips increased with roof age. UF reported that "beyond the first four years after installation, asphalt shingles had a tendency to become partially unsealed." Unsealed shingles lift and tear off in high wind.
- Hurricanes. Wind tests every fastener and seal, and older roofs fare worse (see the Hurricane Ian findings below).
- Humidity. Moisture feeds algae on shingles and, with poor attic ventilation, ages the deck and underlayment. GAF's shingle warranty excludes damage from "inadequate ventilation."
- Salt air. Near the coast, salt corrodes metal panels, fasteners and flashings (see below).
What Hurricane Ian showed about roof age
After Hurricane Ian in 2022, the Insurance Institute for Business & Home Safety (IBHS) surveyed roofs in Southwest Florida:
The state-commissioned 2024 wind-loss study by Applied Research Associates (ARA) for the Florida Office of Insurance Regulation made roof age a primary factor for shingles. It found "roofs aged over 10 years old having approximately a 50% probability of damage during high wind gusts" and that "shingles aged over 6 years exhibit higher failure probabilities." Its loss tables treat a shingle roof as "old" after 13 years and a tile or metal roof as "old" after 20.

How do insurance age rules compare with real roof life?
Insurers don't wait for a roof to fail. These are the age lines that matter in Florida, set against physical life:
| Material | Typical FL life | ARA 2024 "old" | State inspection trigger | Citizens threshold |
|---|---|---|---|---|
| Architectural shingle | 15–20 yrs | over 13 yrs | 15 yrs | over 25 yrs |
| 3-tab shingle | 12–15 yrs | over 13 yrs | 15 yrs | over 25 yrs |
| Concrete tile (roof system) | 20–30 yrs | over 20 yrs | 15 yrs | over 50 yrs |
| Clay tile (roof system) | 25–35 yrs | over 20 yrs | 15 yrs | over 50 yrs |
| Standing-seam metal | 35–50 yrs | over 20 yrs | 15 yrs | over 50 yrs |
| 5V-crimp metal | 25–35 yrs | over 20 yrs | 15 yrs | over 50 yrs |
| Modified bitumen (flat) | 12–18 yrs | — | 15 yrs | over 25 yrs |
For shingle roofs the lines fall inside the roof's working life: a 16-year-old shingle roof can be sound and still face an insurer's inspection request. For tile, the Citizens 50-year line sits far past the 20–30 years a tile roof's underlayment typically lasts, so condition, not the age threshold, usually decides. Private insurers set their own underwriting guidelines, and current ones are not public. Your policy terms control.
Coastal homes: salt air and the new corrosion rules
Metal roof warranties draw a line at the shore. Galvalume warranties commonly exclude homes within about 1,500 feet of salt water, and some makers tier the distance by water type: Sheffield Metals' sample warranty sets 1,500 feet from breaking surf, 800 feet from a large bay and 400 feet from a marsh.
The 9th edition (2026) Florida Building Code adds Section 1711, "Corrosion Resistance – Saltwater Environments," effective December 31, 2026. According to the Florida Roofing and Sheet Metal Contractors Association (FRSA), it applies within 3,000 feet of the coastal shoreline, with added requirements within 300 feet. If you live near the water, ask about the corrosion class of panels, fasteners and flashings.
When do Manatee County homes get their first new roof?
We analyzed 52,951 residential re-roof permits issued by Manatee County from 2017 through 2026-10-11. For 28,840 single-family homes built in 1990 or later that had a permitted re-roof in that window, the median time from construction to the first re-roof was 20 years (middle half: 17–23 years).
| Material on the re-roof permit | Median years to first re-roof | Homes (n) |
|---|---|---|
| Shingle | 19 | 19,348 |
| Tile | 23 | 4,675 |
| Metal | 21 | 969 |
| Not stated on permit | 19 | 3,785 |
| All homes | 20 | 28,840 |
Read this as a description of recent re-roofs, not a lifespan estimate. We can only see re-roofs permitted in 2017–2026, so homes re-roofed earlier, or not yet re-roofed, are missing. The surge of storm-driven re-roofs after Ian, Helene and Milton pulls the figure down. Homes in the cities of Bradenton, Palmetto and the island towns are not included, because those cities permit separately.
How to make a Florida roof last
- Have the roof looked at after every named storm and every few years in between. Eagle advises owners to have the deck, underlayment and flashings inspected "every couple of years."
- Keep attic ventilation working and gutters and valleys clear.
- On tile roofs, replace cracked or slipped tiles promptly so water doesn't reach the underlayment.
- On metal roofs, check exposed fasteners and washers (5V crimp) and keep salt deposits rinsed off near the coast.
To see where your roof stands, use the roof age and insurance check. If something is already wrong, the repair-or-replace checker weighs age against damage.
