Tile roof replacement cost in Florida (2026)

Replacing a concrete tile roof on a one-story Florida home with a 2,000 sq ft footprint costs about $19,800 to $35,300 outside Broward and Miami-Dade, typically $24,700. Tile homes tend to be larger, though: the middle half of Cape Coral tile re-roofs ran about $39,000 to $71,000. In most cases it is the underlayment, not the tile, that wears out.

What tile re-roofs cost in Florida permits

In Cape Coral, 216 tile-to-tile re-roofs applied for between January 2025 and October 2026 had a median declared value of $52,100. The middle half ran from $39,354 to $71,000. We left out 34 records declared at exactly $15,000, which look like a placeholder. For comparison, the city's shingle median was $15,350 and metal $35,700.

In Miami-Dade, 836 single-family tile re-roofs had a median of $11.20 per sq ft of roof (middle half $10.00–$12.78). The median tile roof there was 2,400 sq ft, a third larger than the median shingle roof of 1,800 sq ft. Miami-Dade is in the high-velocity hurricane zone, which we estimate adds about 20% to prices.

Why the Cape Coral median is twice our example. Tile homes tend to be larger, with steeper, more complex hip roofs. A 3,000 sq ft footprint with a steep 7–9/12 pitch in Lee County comes to about $34,800–$61,700 in our model, typically $43,300, much closer to the Cape Coral figures. The rest of the gap may come from extras such as deck work, larger homes still, or higher-end tile. Cape Coral permits have no roof-area field, so we can't separate size from price per square there.

The underlayment fails first

A Florida tile roof is two systems: the tiles, which shed most of the water and resist wind, and the underlayment beneath, which keeps out what gets past them. The tiles last for decades. The underlayment, flashings and fasteners are what age out.

  • Eagle Roofing's tile warranty covers "structural integrity and specific manufacturing defects of individual roof tiles only." It excludes "failure of other materials used as components of the roof," meaning the underlayment, and it excludes hurricanes. Eagle tells owners to have the deck, underlayment and flashings inspected every couple of years "as there is a shelf life on those components."
  • Current self-adhered tile underlayments carry limited warranties of up to 30 years (Westlake Royal TileSeal HT; Polyglass two-ply when installed by registered contractors). Contractors commonly say older felt and hot-mopped systems last about 20–25 years in Florida; we found no industry-published figure to confirm it.
  • After Hurricane Ian, IBHS found about 40% of tile roofs had some damage, but significant damage was "rare except on roofs more than 20 years old."

Signs the underlayment is going: leaks at valleys, chimneys and other penetrations, and brittle or torn underlayment visible under a lifted or broken tile. Our repair or replace checker treats visible or brittle underlayment as a whole-roof symptom.

Re-using the tiles: lift and relay

Because the tiles often outlast the underlayment, one option is to lift the tiles, replace the underlayment and relay them, adding new tile for breakage. It can work when the tiles are sound and still available. Two cautions: on Eagle tile, a lift-and-relay over 3 squares voids the lifetime warranty, and matching color and profile is hard, which is one reason the 2024 state mitigation study found the threshold for replacing rather than repairing tile roofs is "quite low." Florida's code also does not allow a new roof covering over existing clay or concrete tile, so a tile roof always comes off.

Switching away from tile, or to it

  • Tile to metal or shingle. Tear-off of tile costs more because of weight and disposal: about $75–$150 per square extra in our model. For the 2,000 sq ft example, standing seam comes to about $30,600 and architectural shingle about $16,900, typical, including the tile tear-off.
  • Shingle or metal to tile. Tile is much heavier. Lee County requires an engineer's letter for this change, and other counties may too.

HVHZ tile rules in Broward and Miami-Dade

In the high-velocity hurricane zone, tile must have a Miami-Dade Notice of Acceptance, and it is set in mortar or adhesive foam under the HVHZ test protocols. Permits use the HVHZ uniform roofing application, which has a separate section for tile. Within 1,500 ft of the mean high tide line, tile fasteners must be copper, monel, aluminum or stainless steel under RAS 120. Outside the HVHZ, installers follow the FRSA-TRI Florida high-wind tile installation manual.

Tile also adds inspections. Tampa requires a dry-in inspection for tile roofs, Lee County has a separate in-progress tile inspection with an added fee, and Manatee County adds two tile-specific inspections. Check your building department's fees and rules.

Tile roofs and insurance

Citizens treats tile as a hard roof: it asks for documentation of at least 5 years of remaining useful life only once the roof is over 50 years old. In practice, the underlayment usually needs replacing well before then. For other insurers, the 15-year rule in §627.7011(5) applies, and insurers can still act on a roof's condition. The 2024 state mitigation study's loss model treats tile over 20 years old as "old." See Florida roof insurance rules for details.

For repairs, the 25% rule matters: if your tile roof predates the 2007 Florida Building Code (permitted before March 1, 2009), repairing more than 25% of it within 12 months requires bringing the whole roof to current code. Newer roofs are exempt under §553.844(5).
