Metal roof cost in Florida (2026)
A standing-seam metal roof on a one-story Florida home with a 2,000 sq ft footprint costs about $22,100 to $39,100 outside Broward and Miami-Dade, typically $28,200. 5V-crimp metal runs about a quarter less. Steel prices are up sharply since 2025, so recent quotes may run higher than older guides suggest.
What metal re-roofs cost in Florida permits
Cape Coral publishes job values on its re-roof permits. Of 333 metal re-roofs applied for between January 2025 and October 2026, the median was declared at $35,700, and the middle half fell between $24,818 and $50,831. That is more than twice the city's shingle median of $15,350. On the 9 metal permits whose descriptions state the number of squares, the median was $1,212 per square, a small sample.
In Miami-Dade, which is in the high-velocity hurricane zone, 1,513 single-family re-roofs in the county's metal category (which also includes wood shake) had a median declared value of $12.12 per sq ft of roof, with the middle half at $10.67–$13.82. The median roof in that group was 2,496 sq ft. Two-story metal jobs ran only about 2% higher per foot than one-story ones.

Standing seam vs 5V crimp
Standing seam panels lock together at raised seams, with clips hidden under the panel. 5V crimp panels are fastened through the face with exposed screws and washers. 5V needs no seaming or clips and goes on faster, which is why it costs less. Our 5V price is an estimate at about 0.75 times standing seam; Miami-Dade's lower quartile of metal jobs supports it.
| Standing seam | 5V crimp | Architectural shingle | |
|---|---|---|---|
| Price per square (low–high) | $950–$1,500 | $700–$1,100 | $450–$800 |
| 2,000 sq ft footprint, Tampa Bay (typical) | $28,200 | $21,700 | $14,500 |
| Same home, range | $22,100–$39,100 | $16,400–$29,100 | $10,700–$21,500 |
| Same home in Broward (HVHZ), typical | $33,700 | $25,800 | — |
| Typical Florida life | 35–50 yrs | 25–35 yrs | 15–20 yrs |
| Citizens age limit | 50 yrs | 50 yrs | 25 yrs |
Replacing a tile roof with standing seam adds a tile tear-off charge; for the same home that brings the typical total to $30,600. In Cape Coral, shingle-to-metal re-roofs qualify for the city's quick "push-button" permit, the same as shingle-to-shingle.
Why metal prices jumped
The steel and aluminum tariff rose from 25% to 50% on June 4, 2025. Trade press reported metal roofing prices up as much as 60% between March and June 2025 at the extreme, with steel panel increases of 5–10% projected. The producer price index for steel mill products, a proxy for panel steel, has kept climbing since: up 23.4% from August 2025 to August 2026 and 45.7% from January 2025.
Our model builds in about 4% for steel prices on top of the permit-derived figure and assumes about 6% a year after 2026. Both are estimates. Ask how long a quote's price holds.
How long does a metal roof last in Florida?
We use 35–50 years for standing seam (25 years in harsh coastal exposure, up to 60 inland) and 25–35 years for 5V crimp, whose life depends on keeping exposed fasteners and washers tight. InterNACHI's national chart gives metal 40–80 years. Its Florida chart lists 17–20, a figure inspectors dispute as too low for modern standing seam, so we treat it as a floor.
Salt air and warranties
Distance from salt water matters for metal. Many Galvalume and painted-steel warranties exclude homes close to the coast: Sheffield's sample warranty sets 1,500 ft from breaking surf, 800 ft from a large bay and 400 ft from a marsh. On the waterfront, aluminum panels are often preferred.
The 9th Edition of the Florida Building Code, effective December 31, 2026, adds corrosion-resistance rules for saltwater environments within 3,000 ft of the shoreline, with more requirements within 300 ft, according to the Florida Roofing and Sheet Metal Contractors Association. Ask your contractor which rules apply at your address.
Metal roofs, wind and insurance
- Product approval. Check that the panel system has a Florida product approval for your wind zone in the Florida product approval search. In Broward and Miami-Dade, it needs a Miami-Dade Notice of Acceptance, searchable in the NOA database.
- Storm performance. After Hurricane Ian, IBHS found damage on about 12% of metal roofs, against about half of shingle roofs. The 2024 state-commissioned study found metal performs better than shingle and tile below about 105 mph, but insurance claims on metal roofs run higher above that speed, with failures starting at edges, hips, ridges and eaves.
- Citizens. Metal counts as a hard roof, so Citizens asks for proof of 5 years of remaining life only after 50 years, compared with 25 for shingle. All insurers are bound by the 15-year roof rule in §627.7011(5); see the Florida roof insurance guide.
