Three Florida rules worth knowing

15 yearsUnder §627.7011(5), an insurer may not refuse to write or renew a homeowners policy solely because the roof is under 15 years old. Older roofs can stay insurable with an inspection showing 5+ years of remaining life.
25 / 50 yearsCitizens asks for proof of 5+ years of remaining life once a shingle or flat roof passes 25 years, or a tile or metal roof passes 50. Since Aug 1, 2026 it pulls roof age from third-party data on new applications.
$450–$800 per squareTypical installed range for architectural shingle in Tampa Bay and Southwest Florida in 2026, calibrated on Cape Coral and Miami-Dade re-roof permits. A square is 100 sq ft of roof.
